What should students know before moving into private accommodation?

Moving into private accommodation abroad is an exciting step, but there are several important things students should know to ensure a smooth transition and avoid common pitfalls. Here’s a checklist and some key points for students considering private accommodation:

1. Research and Shortlist Options

- Start Early: Good private accommodations tend to fill up fast, especially in popular student cities.
- Reputable Sources: Use trusted websites, university accommodation offices, or established letting agencies recommended by Pollster Education.

2. Understand Your Contract

- Tenancy Agreement: Read the contract thoroughly. Understand the length of the lease, notice period, and any penalties for early termination.
- Deposit: Know the deposit amount, what it covers, and the terms for its return.
- Guarantor Requirement: Many landlords require a guarantor—someone who will pay your rent if you can’t. Some agencies offer guarantor services for international students.

3. Budgeting

- Rent Inclusions: Check if the rent covers utilities (electricity, water, internet, heating), or if these are extra.
- Upfront Costs: Be prepared for advance payments like a security deposit (usually 4-6 weeks’ rent) and possibly the first month’s rent upfront.

4. Location and Transportation

- Proximity to Campus: Consider distance to your university, public transport links, grocery stores, and other amenities.
- Safety: Research the safety of the neighborhood.

5. Inspect the Property

- View Before Booking: If possible, visit or ask for a video tour of the property.
- Check for Issues: Look for damp, mold, faulty appliances, secure locks, and working smoke alarms.

6. Legal Requirements

- Right to Rent: In the UK, for example, landlords are required to check your visa status.
- Council Tax: Full-time students are often exempt from council tax, but you may need to provide evidence to the local authority.

7. Inventory and Condition Report

- Inventory List: On moving in, document all items and their condition. Take dated photos as evidence.
- Report Problems: Notify the landlord/agent immediately about any issues to avoid being held responsible later.

8. Housemates

- Compatibility: If sharing, ensure you’re comfortable with your potential flatmates’ lifestyles and habits.
- Shared Responsibilities: Discuss cleaning, bills, and guest policies beforehand.

9. Tenant Rights and Support

- Know Your Rights: Each country has rules protecting renters’ rights—learn about them.
- Emergency Contacts: Have the landlord or property manager’s contact details handy for urgent repairs or issues.

10. Insurance

- Contents Insurance: Consider getting insurance for your belongings in case of theft, loss, or damage.
